What does a buyer's agent do?

A buyer’s agent, also known as a buyer’s advocate, is a licensed real estate professional who represents the buyer in a property purchase.

Unlike the selling agent, who acts for the seller, a buyer’s agent works in your corner. Their role can include searching for suitable properties, assessing market value, reviewing risks, completing due diligence, negotiating price and terms, and guiding you through the buying process.

A good buyer’s agent helps you save time, reduce stress, avoid costly mistakes, and make a more informed decision before signing a contract.

How does a buyer’s agent differ from a selling agent in Australia?

A selling agent is appointed by the seller, also known as the vendor. Their role is to achieve the best possible result for the seller.

A buyer’s agent is appointed by the buyer. Their role is to help the buyer secure the right property on suitable terms, while ensuring the property fits their brief, budget, goals, and personal circumstances.

This difference matters. The selling agent is paid by the seller. A buyer’s agent is engaged by you.

A selling agent can usually only present properties they, or their agency, have listed for sale. A buyer’s agent can assess any suitable property across different agencies, suburbs, and sales channels.

What does “off-market” property mean?

An off-market property is a property that is not publicly advertised on the major real estate websites.

The seller may still be open to selling, and there may still be an agent involved, but the property is not being promoted to the general public. This can happen for privacy, timing, testing the market, or because the agent is working through their buyer network before launching the property online.

Off-market does not automatically mean under-market value. It still needs proper assessment against value, risk, condition, location, and your buying brief.

At Candid Property, our service fees are fixed, so you know what you are paying before we begin. We charge a small retainer upfront, with the balance payable once the contract becomes unconditional.

Our involvement does not stop once the contract is signed. We continue supporting you through to settlement and BEYOND, helping keep the process moving and making sure key steps are not missed.

Do you provide legal, tax, or financial advice?

No. Candid Property does not replace your solicitor, conveyancer, accountant, mortgage broker, or financial planner.

Our role is to assist with property search, assessment, due diligence, negotiation, and buyer advocacy. Where legal, tax, lending, or financial advice is required, we recommend speaking with the appropriate licensed professional.

If you are missing someone in your team, we can refer you to reputable professionals who share a client-first approach and act in your best interests. We may discuss and educate you on strategies that are available, however you should always complete your own due diligence with the appropriate licensed professionals to determine whether they are suitable for your situation.
